Based in Leeds, YBE have been operating for 10 years working with hundreds if not thousands of homeowners, landlords, business owners, property managers and estate agents
We pride ourselves on been very knowledgeable about all types of plumbing and heating systems enabling us to fix the problem quickly with minimum disturbance
Originally starting out our careers on social housing contracts and working with landlords over the past decade We know what is expected of us when dealing with tenants.
What to expect from us……
At YBE we use a range of modern technologies and softwares. To provide a number one service to our clients. We are always keeping up to date with all current software and always adding to our list of benefits and we aim to be the very best at what we do.
Paperwork (or the lack of it!!!!)
its all electronic!
We know how hard it is keeping up with all the paperwork having tried before, thats why we’ve moved everything online! So quotes, invoices and even all our gas certificates are done from site and emailed to you as soon as they are done.
You get feedback from site as soon as its happens. All our engineers have the ability to provide instant feedback from site to both us and you. Keeping you up to date on any problems that may arise. They can take photos of any issues, these are all time and date stamped so you know exactly what is going on and the time it happened. these photos and iformation are all available via our customer portal (if you opt for this service)
Keeping tenants/customers in the loop
At YBE we think that this is one of the most important aspects. A happy tenant is the most important thing, if they are happy so is everyone else!
The most common complaint we find from landlords is they spend too much time on meaningless phone calls to tenants, …… what time is the contractor going to be here?…… can the contractor avoid the school run?…….. ect ect…
We keep in constant contact with the tenant and we can even text your tenants and customers to let them know when we are attending
for example when we are setting off to their property a tenant would receive a text message like this…

as you can see from the text the tenant will be sent a link they can click from their smart phone and it will track the engineers arrival on a map. Much like you can with uber and other large delivery companies these days.
sticking with the theme of trying to cut down on annoying phone calls. We know that when managing multiple properties there are never enough hours in the day. This why we can help you by taking another job of your hands.
We both know that by law every gas appliance in a rented property needs serving every 12 months. So we send all email and text reminders to your tenants and can even book the appointments for you direct with the tenant if needed.
Once the job is complete we will email you with your certificate, invoice and any other information that you may need. All we need get started is the service due date and the details of the tenant and let us take care of the rest! This information can also be obtained via the customer portal
Professionalism every time
All our Engineers always wear our company branded workwear and carry gas safe ID to prove we are who we say we are. if you require us to carry some additional identification from your company this can be arranged also.
Our engineers are provided with plastic shoe covers and a number of dust sheets to protect the tenants home. Each engineer also carries cleaning materials and a vacuum to clean any dust or dirt left behind therefore leaving the property as we found it.
Booking system and online Portal

However for our loyal customers we can provide you with your own online portal. via this portal you can request a job booking. check pictures from the job. view gas safety certificates or even pay your invoices.
This is a game changer in our opinion and speeds up the whole process
Online Payments and Landlord service plans
Here at YBE we have options to pay us online or via BACS
Also We’ve just started to offer tailored Landlord service plans to our customers.
So for a small payment per month we include an annual boiler service with certificate, discounted labour rates and lots of other great benefits.

Out of hours and emergencies
Our standard working hours are 8am-5pm Monday to Friday and 8am-12 noon Saturday. However we know that boilers and plumbing can be
unpredictable so we can offer an emergency out of hours call out service if required. just ask us for more details
